;Description: Artisan Building Co. added
both wet and dry lab space along with office
and support space to nearly double the size
of St. Louis pharmaceutical testing firm,
DYNALABS LLC. Artisan’s value engineering delivered the project on time and for
less than half of the original cost estimates
from other contractors. The savings were
derived from re-engineering the original drawings to remove unneeded walls.
That saved on electrical and mechanical
infrastructure and also created a more open
environment for workforce collaboration.
The expansion adds second floor wet
chemistry and analytical laboratories and
an area for glassware washing and drying.
The facility’s mechanical needs include
three fume hoods and ventilation to circulate 100 percent outside air.
Artisan also managed the installation of an elevator, a first floor sample
management area for sample inspection,
receipt, distribution and storage, as well
as first and second floor office, lunch
areas and conference space. Schedule and
budget integrity were maintained through
weekly meetings to ensure project issues
were addressed in a timely manner.
The additional lab space allows DY-
NALABS to continue to expand their
testing services. The firm is now planning
further renovations later this year with
Artisan to accommodate future needs.
