formed after hours in consideration of occupied tenant spaces and additional man hours
were used to complete the project in time, the
Life Science Plaza cost 20% less than Project
“X”. Change orders on Life Science Plaza were
practically eliminated due to the design-assist
delivery model which allows subcontractors
who perform work to be part of the design
process, ultimately resulting in fewer changes
in the field.
Submittals and requests for information
(RFI) are both generally accepted as good
indicators of document quality. Fewer RFI
mean fewer pieces of missing information. Life
Science Plaza had 50% fewer RFI than Project
“X”; and a significant portion of those were
answered on the same day. Additionally, the
quantity of RFI and the turn-around-rate for
both submittals and RFI demonstrate that the
documents weren’t lacking in information.
When documents are thorough and coordi-
tion is provided to the contractor in a timely
manner, less rework is required in the field.
